Gray's Crossing Homes for Sale Market Report – 01/01/2017 - 12/31/2017

  • Sold Sales: The Gray's Crossing area has had twenty-five (25) single family homes sold for the 2017 period.  Only posted sales in our local Tahoe Sierra Multiple Listing Service TSMLS are reported here.
    • The transaction volume increased from
  • Average Median Sale Price:  The Gray's Crossing single family home sales price increased with the average median homes sales price at $1,460,000 and an average sales price of $1,385,081.  
  • Percent List to Sale Price Ratio:  The listed price to sold sales price ratio was 99% for 2017.
  • Days on Market (DOM):  The average days on market (DOM) has dropped more than half from 137 DOM in 2016 to 67 DOM in 2017.
  • Cash Sale Transactions: The number of cash sale transactions for the Gray's Crossing neighborhood for 2017 has dropped to 32%.  This is above the North Lake Tahoe - Truckee regional average of 28.5%.  
    • In real numbers approximately 1 out of every 3 homes sold in the Gray's Crossing area was a cash transaction. 
  • Distress Sales: Distress sellers (bank foreclosures- Real Estate Owned (REO’s) and short sales) were zero (0) for homes sold in 2017.
    • As a point of reference a normal market will typically have a range of 1-5% of all sales will fall into the distressed sales category. 
  • Active Homes for Sale: There were five (5) Active– available homes for sale in the Gray's Crossing area as of 01/15/2017. They ranged in price from $1,295,000 to $1,950,000 with an average median listed sales price of $1,450,000.
    • The current inventory levels for the Gray's Crossing area is extremely limited. 
    • None of the five (5) homes listed for sale are distress sales - not a short sales, not REO (Bank Foreclosures), or court approval sale.
  • Pending Home Sales:There are two (2) pending home sales in Gray's Crossing as of 01/15/2018. The homes ranged in listed price from $1,199,000 to $1,675,000.  
    • Neither of these pending home sales are distressed sales - not REO Bank Foreclosures, Short Sale, or Court Approval Sales.
