Martis Camp Homes for Sale Market Report – 01/01/2017 - 12/31/2017

  • Sold Sales: Martis Camp has had forty-two (42) single family homes sold for the 2017 period.  
    • These are the third party sales that were reported in the Tahoe Sierra Multiple Listing Service (TSMLS).  They do not include developer sales that were not reported to the TSMLS.
    • The transaction volume is down for re-sales in the Martis Camp area.
  • Average Median Sales Price:  The Martis Camp single average median home sales price declined slightly in 2017 over the 2016 levels.  The median average homes sales price is $3,962,500 and the average sales price was $4,466,071 for 2017.   
    • Note:  These are third party re-sales and not developer sales 01/01/2017 - 12/31/2017. 
  • Percent List to Price Ratio:  The list price to sold price ratio was 96.8% for 2017.
  • Days on Market (DOM):  The median average days on market for a Martis Camp home sale was down slightly to 143 DOM.
  • Cash Sale Transactions: The number of cash sale transactions for the Martis Camp neighborhood area for 2017 was 55%,  which is well above the North Lake Tahoe regional average of 28.5%.  
    • In real numbers more than 1 out of every 2 homes sold in the Martis Camp area was a cash transaction.  
  • Distress Sales: Distress sellers (bank foreclosures- Real Estate Owned (REO’s), short sales, or court approval sales) remains at 0% of all homes sold in 2017.
    • The Martis Camp single family homes market did not have any distress re-sales in the recent market turn-down, but there were several Martis Camp lot sales (re-sales) that were distressed sales back in 2010, 2011, and 2012 and were either bank foreclosures, or short sales.  
    •  As a point of reference in a normal real estate market the range for distressed sales is 1-5% of all sales falling into the distressed sales category. The continued absence of short sales and REO/Bank Foreclosures is good news for sellers, but bad news for buyers looking for a deal.
  • Active Homes for Sale: There are only eighteen (18) Active– available homes for sale in Martis Camp as of 01/15/2018. They ranged in listed price from $3.375 million to $13.995 million. 
    • The current inventory levels for the Martis Camp area are extremely limited.
    • The good news, re-sales (non-developer) sales are becoming more available.  
    • Of the seventeen (17) homes currently offered for sale in the TSMLS, there are no short sales, no REO (Bank Foreclosures), or Court Approval Sales, or 0% of the current listings are distressed.
  • Pending Home Sales:  There are three (3) pending home sales in the Martis Camp area.  Listed prices range from $4.895 million to $5.695 million.  None of the pending sales are distressed sales.

  • +/- 148 Lots are undeveloped in Martis Camp.  The last original developer lots sold out in 2017.
